Minett Prime Square is an independent hotel asset management and advisory firm.

We help ambitious developers and owners of hospitality assets and their stakeholders build value and grow their business through effective asset management, creative development solutions, enhanced competitiveness, organic expansion and acquisitions.

The Minett Prime Square team has deep experience in hotel operations, management and franchising, business development and asset management, over many countries and regions with particular involvement and broad connections in Europe, the Middle East and Asia/Pacific.

During their respective corporate careers, Minett Prime Square principals were responsible for launching new brands, developing and implementing strategies for entering new markets, growing their respective businesses to capture market share and developing teams that provided future leaders for the hospitality sector.

Robert is Chairman of Minett Prime Square.

Previously he was an executive director with Morgan Stanley Capital and president of Panorama Hospitality (a Morgan Stanley company) and based in both Tokyo and London. Panorama asset managed and operated a portfolio of 49 primarily upscale hotels in Asia and Europe valued at US$5.5 billion.

Before his Morgan Stanley role, Robert was with the Ramada International division of Marriott International as Vice President Development & Operations – Asia Pacific. He oversaw Australia and New Zealand for Bass Hotels and Resorts (now IHG) based in Sydney and previously was President – Japan, Korea and Micronesia based in Tokyo for the group. Prior to these roles he was Vice President Sales and Marketing – Asia Pacific for Holiday Inn Worldwide based in Hong Kong.

Dean is Managing Director of Minett Prime Square and was Founder Director of Minett Consulting. Dean has been a part of the Australian hotel landscape for nearly 40 years having first started as a teenager at Melbourne’s prestigious Southern Cross Hotel, rising to become the youngest ever GM of a five-star hotel in Australia. Since that time Dean has managed, led or consulted to hotels, restaurants, resorts and casinos throughout Australia including many years as Country General Manager, Australia, for The Ascott Limited, the world’s largest owner/operator of serviced apartments. Dean’s experience gives him a very broad perspective in the hospitality industry. This experience has been utilized by owners, developers, managers and investors who have all drawn on his expertise to develop, manage or improve their assets. In addition to his commercial work, Dean has served on numerous industry boards and committees including the board of William Angliss Institute and the Commercial Business and Engagement Committee for Parks Victoria.

Arnaud is Managing Director of Minett Prime Square.

Arnaud was a founding member and senior consultant with 3R Associates, a collective of hospitality advisors. In this capacity, he advised on hotel and resort developments and asset acquisitions in Europe, Americas, South-East Asia and Australia. Assignments included viabilities, management and brand selection, capital raising assistance and transaction support. 

Prior to 3R Associates, Arnaud was part of the EMEA Finance team as Corporate Finance Manager Europe with IHG Hotels & Resorts. In this role, he conducted feasibility assessments and provided commercial recommendations of management and franchise development opportunities supporting the group strategy. Arnaud started his career in merger and acquisitions with KPMG Corporate Finance and venture capital in the telecom industry with Orange. 

Based in Sydney, Arnaud is also a Director of Monomeath Capital, a company facilitating development and investment funding for specialised property and operating assets.

Anthony is Chief Operating Officer of Minett Prime Square with overall responsibility for the firm’s strategic and day-to-day operational direction. 

A qualified CPA member, Anthony also leads Minett Prime Square’s capital financing division and brings a strong technical skill set, coupled with a relationship building approach that puts our client’s aspirations at the centre of investment decisions.   

Anthony began his professional career in financial markets with leading global financial institutions Macquarie Bank and Citigroup.  Having since spent over 15 years in corporate banking and treasury related roles, including senior positions with National Australia Bank, NSW Treasury and Bank of Melbourne, Anthony is well attuned to the challenges and complexities our clients face in obtaining specialised financing solutions on attractive and commercial terms.

During his career, Anthony has structured funding arrangements across a broad spectrum of markets, clients and industries - spanning ASX listed groups in the tourism and leisure sector through to private developers and owners of greenfield property ventures and repositioning of hospitality and accommodation businesses.

ANTHONY RIES
Chief Operating Officer

 

Sonia Vickers is an experienced hotel management professional specialised in revenue management. Sonia worked with prominent hotel brands and independent boutique hotel groups.

Prior to joining Minett Prime Square, Sonia has held senior revenue management roles with IHG, TFE and Accor. Her contributions involved the development and implementation of comprehensive revenue practices, encompassing various facets such as food and beverage, conferences & events and retail.

Sonia holds an MBA in Hospitality Finance from Les Roches Switzerland, complemented by a Swiss hotel degree in hospitality from ICHM Adelaide and an Executive Certificate in Strategy and Innovation from MIT Sloan School of Management.

Prior to his role as an analyst in Minett Prime Square’s hospitality department, Bing has gained exposure to the industry during his internship at Ed Davis Advisory, where he developed yield management tools for food and beverage venue operators. He also has business consulting experience from his role at 180 Degrees Consulting and is committed to delivering best-in-class results for every project. Bing holds a Bachelor of Engineering from Monash University and has recently completed his MBA degree at RMIT. Motivated to further develop his knowledge in the hospitality industry, he seeks to apply his knack for problem solving and innovativeness in his professional career.

BING CHEONG

Based in Melbourne and a member of Minett Prime Square Asset Management team, Anthony Tran brings over 20 years of experience in hospitality and hotel management, specialising in operations and food & beverage.

 Anthony has held many leadership positions at some of Australia's best restaurants and bars as well as senior operational roles with multiple high-profile Marriott properties and Kerzner International, leading several revenue-generating and cost-efficiency projects and delivering service excellence. 

Anthony holds an MBA from La Trobe University and an undergraduate Bachelor of Commerce/Law from The University of Melbourne.

ANTHONY TRAN
Asset Manager

Lesley is Senior Corporate Finance Analyst at Minett Prime Square’s advisory department, based in Sydney.

Lesley started her career in Indonesia as associate consultant with research group Ipsos Strategy3, and deal strategy associate with KPMG Indonesia where she worked on commercial and market due diligence projects from various industries to assist clients investing in new markets and opportunities.

Lesley holds a Bachelor of Commerce degree from the University of Melbourne and a Master’s degree in Data Analytics for Business at the University of Sydney.

Based in Sydney, David is Senior Corporate Finance Analyst with Minett Prime Square’s asset management division.

Prior to this, David worked in funds management at Northern Trust Investment Bank in Limerick, Ireland, overseeing the management and valuation of leading hedge and mutual funds.

David holds a Bachelor of Arts with a double major in accounting and law from the University of Limerick. He is currently pursuing the CFA charter as a CFA level 3 candidate.

DAVID CULHANE
Senior Corporate Finance Analyst Asset Management

Based in Sydney, Mario is Senior Corporate Finance Analyst with Minett Prime Square’s asset management division. He has over 7 years of experience in Finance, where he focused on alternative investments and financial planning.

Prior to this role, Mario worked as an Investment Associate at MGi SAFI, an asset manager firm in Peru, overseeing the management of a private equity, debt and real estate investment fund where he was in charge of the financial management, the investor's relationship and the evaluation of new investment opportunities.

Mario holds a Bachelor’s in Business Administration with a specialisation in Corporate Finance and is currently pursuing an MBA at Macquarie Graduate School of Management (MGSM).

Susan as Senior Consultant, has a specialist background in hospitality strategy and interior design.  She brings a curiosity and passion in discovering, analysing and developing new ways in hotel planning, amplifying brand and enhancing operational efficiency through design.  Her international design experience in Singapore, Hong Kong, China, Korea, Thailand, UK and Australia, has exposed her to the strategic and operational imperatives across global and boutique hotel brands.Susan applies a balanced approach through the combination of a planning and design eye, with  property strategy sensitivity and commercial astuteness.  Motivated by developer/owner/operator/guest satisfaction, her approach concentrates on defining the blend of project business drivers into aesthetically innovative and rational design solutions.Working in the design industry over the past 30 years with respected practices Woods Bagot, LTW Singapore, HASSELL and Carr, she understands how best to collaborate with a variety of stakeholders, particularly maximising professional design expertise value and contribution.  Susan is a Fellow member of the Design Institute of Australia.

Michel most recently served Westmont Hospitality Group, co-owners of Ishin Hotels Group as a Consultant Executive Director of Operations- Asia for 18 years. He was involved in repositioning, underwriting, conducting due diligence, expanding the company’s portfolio from 2 to 29 hotels and spearheading a US$75M renovation, The Sheraton Okinawa SunMarina Resort. Notably, under his leadership, a then innovative and pioneer concept in Japan of limited service business boutique hotel was created, “the b’ “Hotel, of which there are now over 20 operating successfully in Japan. 		 		 	 	 		Michel draws on 27 years of experience in senior management positions with Westin Hotels and Resorts in five countries, four of which in Asia. Amongst others, he has served as President of Canada Singapore Business Association, Chairman-Productivity Authority of Singapore Hotel Association, and is a member of the Singapore Institute of Directors.
